Two Rivers Village Named "2004 Development of the Year"

Home Design and Neighborhood Feel Qualities Cited
The Colorado Manufactured Housing Association honored Two Rivers Village as the 2004 Development of the Year at the association?s annual conference in Vail on Thursday, August 26. Two Rivers Village is located at the confluence of the Eagle and Colorado Rivers, 20 miles from Glenwood Springs, 12 miles from Eagle and 6 miles from Gypsum.
The 160-acre community features not only river access, but three lakes, mountain views, bike paths, a community center with a swimming pool, a soccer field and basketball courts. Single-family homes at Two Rivers Village range from $193,000 to $330,000 with flexible financing available.
Meghan Pfanstiel, executive director of the Colorado Manufactured Housing Association noted the three main reasons the association selected Two Rivers for the annual award: The developers ability to overcome a large amount of regulatory barriers; attention to the design of the homes; and the community aspects of the development. Front porches and carports or garages are features in homes at Two Rivers Village that are not usually found in manufactured housing.
The community center and other amenities along with the design of the homes create a real neighborhood feel, said Pfanstiel.
Co-Managing Partner Ken Kriz, who became involved in the development in 1999, feels that the award is a testament to the quality of the product being offered in Two Rivers Village.
When it comes to attainable housing, I would put our homes up against any stick built product on the market, said Kriz of the Two Rivers Village homes which are manufactured in Scottsbluff, Nebraska.
Two Rivers Village is considered one of the few developments with housing within reach of the local work force. Much of the other attainable housing in the area consists of condominiums and duplexes, many of which are deed restricted with appreciation caps of 3% to 6% per cent a year. This precludes homeowners from realizing the rapidly increasing home values that have typified free market local real estate. Two Rivers Village only offers free market homeownership.
While Two Rivers Village plans include 160 condominium units on the lake, the community consists primarily of single-family homes. Sixteen families currently live in single-family homes there. According to Sales Manager Quim Moya, if one of the 15 homes currently available does not suit a buyer, a new home can be ordered and delivered in four to six weeks. A two-bedroom, two-bath home is priced at $193,000, while homes with three bedrooms and two baths range from $203,000 to $330,000.
Since financing is sometimes a hurdle to those seeking attainable housing, Two Rivers Village developers created extremely flexible financing. According to Co-Managing Partner Bill Smith, potential buyers can be approved in three days and close in a week.
Ed Podolak, the third Co-Managing Partner, also noted that the Two Rivers Village homes can help employers fulfill a need for housing.
